The sale is still between you and the buyer if you are the owner of the property. You will close at a title company or a law office, who will act as the intermediary. When the loan is approved, the lender will send the money to the title company, they will have the buyer and seller execute all required documents, and then will cut a check to you for whatever you are owed.
