The sale is still between you and the buyer if you are the owner of the property. You will close at a title company or a law office, who will act as the intermediary. When the loan is approved, the lender will send the money to the title company, they will have the buyer and seller execute all required documents, and then will cut a check to you for whatever you are owed.

Have the purchase transaction conducted through an escrow company. They will pay you the net proceeds amount due to you according to your instructions whether that be by a check or wired into your bank account once the buyer provides the funds, you can sign the bill of sale and any documents necessary to close the sale and they will follow the payment instructions when the transaction is complete.
